| Kornblatt and Fenneman |
| In 1963 David Kornblatt and Larry Fenneman started
the commercial real estate brokerage firm of Kornblatt and Fenneman.
This firm went on to become one of
the largest and most active commercial/industrial firms in the Baltimore area.
Working with several of the top companies in the region, the firm enjoyed many
outstanding deals with national companies: Time/Life Books, Motorola, GE, and
T. Rowe Price to name a few. |
| Early Development |
Prior to the development of St. Paul Plaza, David
Kornblatt, together with Irv Blum, Willard Hackerman, Leroy Hoffberger
and other limited partners, developed
25 S. Charles Street, a 270,000 square foot office building. The building plans
included a 450 car aboveground parking garage designed to blend into the facade
and create a safer, more appealing atmosphere for users, as well as cafeteria-style
restaurants within the facility. The building was an immediate success with
First
National Bank of Maryland. First National, now M & T Bank Corporation, opened
a branch bank operation on the ground level at Charles Street, and other high-level
corporations signed up for office space. The Kornblatt Company handled the leasing
and management of the property until its purchase by First National Bank of Maryland.

| Bettering the Area |
| Always seeking to better the area in which the company
does business, The Kornblatt Company purchased the former Sonneborn
Building (a manufacturing facility)
at the corner of Paca and Pratt Streets. Extensive renovations converted the
large floor plate into open office area for private offices. The entire 270,000
square foot property was then leased to First National Bank of Maryland as
an operations facility. This particular project salvaged a classic, well-constructed
older building and created useful, modern office space at a more efficient
cost. |
| Saint Paul Plaza |
| When Saint Paul Plaza, a 280,000 square foot building,
was completed and tenants took up residency in 1989, the corner of
St. Paul and Lexington Streets took
on new life. With a 900 car parking garage (not visible to the naked eye),
street level shops, three distinct banks of elevators to allow for expeditious
service to the area of any users office or the garage, St. Paul Plaza became
a model
of efficiency and style. |
| 217 N. Charles Street |
| The Kornblatt Company recognizes the need to keep
older buildings as viable, useful properties in the downtown area.
With this in mind, the former McDonald's
at 217 N. Charles Street was renovated into a 25,000 square foot office building,
creating the home for the Downtown Partnership of Baltimore. The 217 N. Charles
building is noted as one of the few truly charming older buildings remaining
in the area. |
| David W. Kornblatt |
| As President and company founder, Mr. Kornblatt currently
serves on the Chesapeake Chapter of the Counselors of
Real Estate. He is on the management
board of the Downtown Partnership of Baltimore. He serves on the Board of the
Baltimore Parking Association and is a member of the Greater Baltimore Committee. |
Mr. Kornblatt is involved with the strategic
planning of The Kornblatt Company, looking at present and future
possibilities for business growth. Mr. Kornblatt oversees the leasing
and operations of the St. Paul Plaza Office Tower, taking a hands-on
approach with the involvement of all aspects of leasing, tenant
relations, and building maintenance.
In leasing, Mr. Kornblatt has been involved with the Attorney
General of Maryland, Chubb Group of Insurance Companies, and NFL
Player Benefits.
